But what about Jennifer Lopez\u2019s sprawling Southern California mansion?<\/p>\n<p>At long last, the Bronx-born singer and actress is getting ready to sell <a href=\"https:\/\/nypost.com\/2025\/07\/03\/real-estate\/jennifer-lopez-ben-affleck-keep-their-60m-home-for-now\/\">her Beverly Hills property<\/a> \u2014 and, in true marquee fashion, the buyer may be as well known as she is.\u00a0<\/p>\n<p>Lopez\u2019s broker, Branden Williams of the Beverly Hills Estates, who has the listing with Rayni Williams, told The Post the property is in escrow \u2014 meaning Lopez accepted the buyer\u2019s offer and the sale is officially pending.<\/p>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>Lopez and Affleck purchased the mansion to share \u2014 until their marriage headed to splitsville. <span class=\"credit\">Getty Images<\/span><\/figcaption><\/figure>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>They spent a colossal $60.9 million to call it their own. <span class=\"credit\">BACKGRID<\/span><\/figcaption><\/figure>\n<p>But that doesn\u2019t mean it was an easy road to travel.<\/p>\n<aside class=\"single__inline-module aligncenter wp-block-nypost-editor-primary-tag\">\n<\/aside>\n<p>The in-contract deal follows two years on the market, three price cuts and <a href=\"https:\/\/pagesix.com\/2026\/06\/16\/celebrity-news\/jennifer-lopez-revisits-turning-point-moment-navigating-puzzling-ben-affleck-divorce\/\" target=\"_blank\" rel=\"noopener\">a divorce from Ben Affleck<\/a>. The current ask of $50 million is well below its original $68 million list price and represents a more than 25% discount. The final price to be paid is not yet known.<\/p>\n<p>While Williams would not disclose the buyer\u2019s name, he did offer a couple of hints. The purchaser \u201cis in tech and finance,\u201d and \u201ceverybody knows his name,\u201d Williams said.<\/p>\n<p>Lopez and her then-husband bought the 46,000-square-foot, 12-bedroom, 14-bathroom Wallingford Drive estate in May 2023, <a href=\"https:\/\/nypost.com\/2026\/05\/06\/real-estate\/jennifer-lopez-puts-beverly-hills-mansion-she-bought-with-ben-affleck-back-on-the-market\/\">paying a grand $60.9 million<\/a>. They poured millions more to renovate the 5.2-acre dwelling. Lopez took complete ownership as part of her February 2025 divorce settlement with Affleck, Los Angeles County records confirm.<\/p>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>Lopez took full ownership of the property as part of the divorce. <span class=\"credit\">Getty Images<\/span><\/figcaption><\/figure>\n<p>On top of the $10.9 million loss on the original purchase price, Lopez faces more than $3 million in out-of-pocket administrative expenses, largely from the 5.5% <a href=\"https:\/\/nypost.com\/2026\/01\/14\/us-news\/las-mansion-tax-raised-1b-but-little-went-to-housing\/\">mansion tax<\/a> levied by the City of Los Angeles.\u00a0<\/p>\n<p>In another round of poor luck for Lopez, if her home were just 1 mile farther south, it would be within the official parameters of the city of Beverly Hills, which doesn\u2019t have a mansion tax, and she would pay only $55,000 in fees. Lopez also must also cover her brokers\u2019 commission which, if at a moderate 5%, comes to a whopping $2.5 million. At least Lopez doesn\u2019t have to worry about her annual $378,000 property tax payment, which is up to date, county records show.<\/p>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>The home, fit for royalty, now stands to have a new deep-pocketed owner. <span class=\"credit\">BACKGRID<\/span><\/figcaption><\/figure>\n<p>Lopez could not be reached for comment on the impending sale.<\/p>\n<p>The property has lurched around looking for a buyer, hampered by big ego aspirations running into local market conditions. There is an abundance of luxurious properties for sale in the area and, like Lopez\u2019s estate, their sellers\u2019 asks and gets are coming with big price cuts in between.\u00a0<\/p>\n<p>Rod Stewart\u2019s nearby home <a href=\"https:\/\/nypost.com\/2023\/12\/12\/real-estate\/rod-stewart-relists-la-mansion-with-10m-price-increase\/\">jumped around<\/a> like a bingo ball in a blower machine, listing for $70 million, raised to $80 million, and finally sold for $64 million.<\/p>\n<p>Nearby, casino mogul <a href=\"https:\/\/nypost.com\/2026\/07\/07\/real-estate\/steve-wynn-aims-to-sell-his-nyc-penthouse-once-more-for-70m\/\">Steve Wynn<\/a> just accepted a massive markdown for his villa. Initially offered for $135 million, it is now in contract for $50 million.<\/p>\n<p>Neighbor Drake is still trying to find a buyer for his place after <a href=\"https:\/\/nypost.com\/2023\/05\/04\/drake-is-leaving-america-after-listing-88m-california-home\/\">listing it for $88 million<\/a> in May 2023, then dropping the ask to $79 million and, after wringing his hands over no takers, taking it off the public market and listing it privately.<\/p>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>The open kitchen floods with light. <span class=\"credit\">BACKGRID<\/span><\/figcaption><\/figure>\n<p>Lopez\u2019s property appears designed to blend entertaining with private living. Guests step into a soaring double-height foyer that leads to a living room with a floating ivory staircase designed to look like its steps are hovering in mid-air. A huge white carved marble fireplace and a hidden wet bar are also part of the area.\u00a0<\/p>\n<p>The home\u2019s theater features acoustic wall paneling, a hidden projection system and stadium-style seating for 100 people \u2014 who can skirmish over who gets the 16 oversized plush reclining lounge seats<strong>.<\/strong><\/p>\n<p>The olive wood dining room can fit roughly 30 guests, with a banquet table that sits below a 4-foot-long, 5-foot-wide custom chandelier.<\/p>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>One of the many bedrooms inside. <span class=\"credit\">BACKGRID<\/span><\/figcaption><\/figure>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>A spa-like bath retreat. <span class=\"credit\">BACKGRID<\/span><\/figcaption><\/figure>\n<p>Upstairs, Lopez\u2019s bedroom areas have an enormous pink \u201cglam\u201d room with a professional hair-washing basin, theater-style vanity mirrors and beauty lighting stations that are calibrated to show her to best effect. Lopez\u2019s touches also include a fully mirrored dance rehearsal area and a recording studio. Her boutique-style wardrobe is filled with designer clothes and sits adjacent to a shoe closet with hundreds of pairs of Christian Louboutins<strong>, <\/strong>Valentinos and Jimmy Choos.<strong>\u00a0<\/strong><\/p>\n<p>Affleck, whose county records are under his given name, Benjamin G\u00e9za Affleck-Boldt, displayed his interests with huge, framed sports posters that appear in the living room and other areas. There\u2019s also a 5,000-square-foot<strong> <\/strong>indoor<strong> <\/strong>\u201cSports Pavilion\u201d containing a professional-sized boxing ring and full-sized basketball and pickleball courts.<\/p>\n<p>Outside, a 12-car garage and an 80-vehicle motor court provide plenty of parking. Around back, a 155-foot, 50,000-gallon edgeless pool provides panoramic views of surrounding canyons, and stone patios have an abundance of lounge chairs and private cabanas.<\/p>\n<p>The grounds also include a 5,000-square-foot guest \u201ccottage\u201d that has its own security checkpoint.<\/p>\n<p>When Lopez departs, it\u2019s not known if she will take with her a large vintage movie poster of Marilyn Monroe and Laurence Olivier in the movie, \u201cThe Prince and the Showgirl.\u201d The 4.5-by-3.3-foot-wide framed one sheet, once representing how the very-in-love duo pictured themselves, is now a tarnished vestige in the City of Dreams<\/p>\n<\/p><\/div>\n<p><a href=\"https:\/\/nypost.com\/2026\/07\/13\/real-estate\/jennifer-lopez-finds-a-buyer-for-her-failed-marital-home\/\" target=\"_blank\">Source link<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Her love don\u2019t cost a thing.
