He’s a real Hamptons fanatic.

Billionaire Fanatics founder and CEO Michael Rubin, who just held his A-list White Party at his Hamptons beach mansion, is in contract to buy the house next door, Gimme Shelter has learned.

Both dwellings are on the ocean, on Dune Road in Bridgehampton.

The in-contract property asked $42.5 million for sale. It’s not clear how much the final price will be.

The seller is a family foundation tied to New York real estate titan Donald Zucker.

“It’s an iconic Hamptons home. It’s traditional, old school and very beautiful,” said the home’s listing broker, Jennifer C. Wilson, of Saunders & Associates. Wilson declined to comment on the buyer.

While the deal has not yet closed, Rubin negotiated the use of the home for a week during the White Party — not for guests, but for security, a source said.

Built in 1994, the residence is a classic Francis Fleetwood-designed shingled home that was typical for the Hamptons until the new wave of modern beach house — such as the other one Rubin owns — was added to the mix.

It sits on 3.1 acres, with 300 feet of oceanfront and private beach access.

“It’s one of the biggest lots on the street,” Wilson said.

It’s not clear what Rubin’s plans are, as he could not be reached for comment. “For now,” a source said, “he’s going to keep the home the way it is. But he may want to build a larger home on the property more in line with his current home in the future.”

As for that other spread, Rubin bought it in 2020 for $50.1 million — and that’s where his famed party has been held in recent years. Guests at the most recent gathering included Snoop Dogg, Martha Stewart, Teyana Taylor, Tom Brady and Jay-Z.

His forthcoming 4,200-square-foot property features five bedrooms, 5.5 baths and an elevator. On the main level, an open chef’s kitchen and living room — anchored by a large fireplace — share panoramic views of the ocean and bay “from every window and door,” according to the listing.

The living room opens to an oceanfront deck, while a den also overlooks the ocean and bay. There’s also a main, or junior main, bedroom suite on this floor. It comes with a sitting area, a spa-like bath and a terrace.

Four guest bedrooms with ensuite baths are upstairs.

Outside, there’s a pool, a summer kitchen, and a pool house with a bath and wet bar, along with an outdoor shower.

Rubin’s Fanatics, is slated to generate $13 billion in revenue this year, according to reports.
